Terms and Conditions

Booking

The booking shall be made between the Guest and the Owner and these conditions shall be the booking contract. Although care is taken that the descriptions are accurate, no warrantee is given as to the accuracy and the owner shall not be liable for any inaccuracies. The deposit shall be sent to the owner together with the completed Booking Form to confirm booking.

The balance of the holiday payment is payable to the owner 8 weeks before commencement of the holiday.

Cancellation

Once the booking is confirmed, the guest is liable for the deposit, which is not refundable. If the booking is cancelled less than eight weeks from the commencement of the holiday, the whole amount of the rent is forfeited.

The owner must be informed immediately of any cancellation either by e-mail or letter.

Availability

The booking is made on the understanding that the accommodation will be available to the guest on the date booked unless the owner is unable to provide the accommodation due to circumstances outside his control e.g. damage to the property.

Limits and Liability

Guests who accept bookings agree and acknowledge that the owner shall not become liable for or responsible for damage or injury to any property or persons in connection with such holidays or arising directly or indirectly from acts of God or hazards of water, fire, mechanical breakdown or other cause whatsoever nor can he accept responsibility for loss or additional expenses due to delays, sickness, weather, strikes, war, animals, farming activities or acts of government and any other authority and any other cause.

Conditions

The guest undertakes to keep the property and all furniture, fixtures, fittings and effects in or on the property in the same state of repair and condition as at the commencement of the holiday and to leave the property in the same state of cleanliness and general order in which it was found. Should any guest cause any damage to the property, its fixtures or fittings or effects, including garden items, then compensation must be paid to the owner for such damage or breakages or extra cleaning.

The persons occupying the property must not differ from those entered on the booking form and must not exceed the maximum number of persons stated on that form

The owner reserves the right to decline a booking from non- family groups. Where such a booking is accepted, a security deposit of £25 per person must be paid in advance, refundable after a satisfactory inspection.

The guest will allow the owner of the property, or his representatives, access to the property at any reasonable time during the duration of his/her stay.

The guest agrees that the arrival time is after 4.00pm and the departure time is before 11.00am.

Should the guest wish to change the dates of a booking and subject to the new date being available, a re-arrangement fee of £ 25 per week booked is payable by the guest.

Should any of the guests breach any of the above terms and conditions, the owner has the right to terminate the Agreement immediately and no compensation will be payable to the guest.

The guest agrees that the property is a no smoking area and will not allow any one to smoke in the property.

The guest agrees not to bring any pets to the property.
